Came across some units of the Holidays Villa Studio for sales... Need to check with all the taikors here whether it is a choice decision to buy here.
It is a low rise service apartment with retail, office and residential components. This is one of the hardest decision to make as the physical outlook of the building looks like the medium cost apartment, quite poorly maintained. The studio unit was offered for RM240k with 344 sq.ft. Selling price somehow seems to reach the bottle neck.
In addition to that, most of the retail shops and office are still vacant. This further dampen the situation. It makes me worry that illegal activities might be carried on here should the owners simply rent out the units to anybody. I believed the service charges collection might be an issue if the situation continues.
If given the choice, I would prefer to go for Casa Mutiara which is with the better design and it is exclusively for residential usage only. |

how much r the rentals for these Holiday Villa Suites? rm 1500 ?.......
i thot there was another thread that discussed this in the forum..........if i remember, Holiday Villa Suites had some pretty decent yields...... _________________ .

Hmmm...
1500 x 12 / 240000 = 7.5%
Is this a good enough yield?
Kenji, is the unit facing KLCC or Ampang? |

Yield wise sounds ok, got 7%. Only thing is I felt that the price is capped due to its smaller build-up. The difference of price per square feet between the larger build-up and the studio is too big. At lease RM100 difference.
Capital appreciation upside is limited. Layout is too small due to balcony size. Short term maybe able to reap the passive income but long term "exit" plan might be in doubt.
I have to say must the rental rate must be increase otherwise it is hard to convince the next buyer to take up the unit. |

| I just purchased one unit of studio there and now waiting for the loan drawdown. The yield is ok, the rental is between Rm1500 to 1800. I have tested the rental market before made my purchase. The response is not bad, got >3 calls within a week. The problem is this place tends to attract short term tenant, the longer tenure i can get is only 6 months. |

Mind to tell us what is your purchase price? Build-up? |
