For investment purpose, should i buy symphony hills superlink house (900k ++) or the shop lot @ bandar botanic klang (not yet launch)? which will get higher return?

Can make it meh??? I also had the similar question before when DPC was first established in 2002.

DPC can make it as it is today from middle of nowhere when the project just started in early 2002 the only neighbor it had was Bandar Menjalara , Kepong.

Ask yourself Cyberjaya with Putrajaya, KLIA, LCCT, and Science Park 2 be its close proximity neighbor can make it or not???

With a sizeable land bank of 3300 acres owned by Malaysia Rubber Board at Sungai Buloh (close proximity to Kota Damansara, formerly known as “Bandar Baru Sungai Buloh” to be develop by EPF. With a right joint venture partner, an established property developer, they can easily create another DPC or a new township that is better than DPC.

Can another Putrajaya, Cyberjaya or new airport (KLIA) be created easily?? The answer is “NO” as billions of public funds had been spent on the infrastructures (be it highways, fibre optic cabling with “Fibre-To-The-Building (FTTB)” and “Fibre-To-The-Home(FTTH)”concepts, ERL) the public facilities, buildings for government agencies and etc.

Even there is any change of government as mentioned by one of the forumer here come next election. It would be very silly (unwise) for whoever the government is to create another new “Administrative Capital” or relocate the KLIA and halt the projects at Cyberjaya and Putrajaya.

If this happened (change of government) 12 years ago, there was a possibility to halt the projects as at that time not so much monies were being poured into.

At the moment you can’t see many habitués/people at night as 43 units of Serenity link houses are the only landed properties (excluding bungalow) at Cyberjaya and also the low density condominiums mostly occupied by the students that made the commercial centre not so viable at the moment.

The initial focus was on bringing in the MNCs rather than bringing in the dwellers to Cyberjaya. Now with more and more MNCs moving into Cyberjaya , it is a right timing to bring in residential and commercial projects to Cyberjaya.

Some of the residential and commercial projects (including the IOI Garden Mall and Promenade 8 at Putrajaya) are expected to complete within next three years. More and more people will be moving to Cyberjaya and its neighboring townships (including 16 Sierra) and these will be able to pull the crowd to this southern corridor.

In future, the address of Cyberjaya will become very prestigious once more and more people get to know this place. Nine out of ten of my friends who visited this place had changed their mindset and invested in the various housing projects at Cyberjaya.

The shop lot is about 800k. Still 100k cheaper than SH.
Generally shop lot appreciation rate is much higher than residential property.

In term of rental income, i think shop lot will be higher.
In term of resale value, i think shop lot will be higher too.

Another concern on SH, it took 10 years to complete the whole project. likely need to hold the property for 10 years to gain the appreciation, by then value of the house might increase (push up by later phase), but whether got buyer is another question mark.

em... another other good point to invest SH? in term of location, cyberjaya is better or klang is better? scratch

Do you know there are plenty of the unoccupied shot lots at Putra Height and Ara Damansara since VP till now???

Definately cyberjaya is better than Klang in term of location

Please check this out on how good is the rental yield of condos in Cyberjaya

Also for your information currently there are only 43 units of the link houses in Cyberjaya and they are rented out to expatriates or owner occupied except two units for sales and the corner unit transacted at RM1.3mil. In fact properties in Cyberjaya are hidden gems that not discovered by many investors when the existing investors are quietly enjoying their return on investment.
