What made you think that people who invest in Cyberjaya DON'T HAVE purchasing power whereas people who buy Setia Alam/Ecopark have purchasing power.

Let me tell you a friend of mine told me with the easy financial package his friend bought three unit at Setia Alam eventhough the person is not really qualified financially.

Worrying oversupply of houses in SetiaAlam and Eco Park since the developer offers such an easy financial package and talked to most of my friends who bought the houses are for flipping not own occupied due to the distance and lack of amenities so it will take sometimes for people to move over there. Once VP there will be many houses for sales but demand not there to support . Give rise to Oversupply !!

You are wrong then. Cyberjaya and its neighborhood have bettter amenities than Eco park in term of highway, ERl, hospital., International school, university, Airports etc.

r u trying to tell that the bank/banks that involve in Setia Alam are stupid/ inexperienced, do not know how to analys one's loan eligibility and just simply lend out to anyone that want to buy properties in Shah Alam??? probably because they want to please the developer?

For your information, Garden Residence in CJ also have easy financial package/ DIBS, all IJM projects also have that flexibility it is nothing to do with the development. The loan eligibility is between the borrower and the bank, one need to qualify to borrow, regardless which developer they are buying from.

zeena, you have the points. For past 6 months to 1 year, Setia Alam had too many launches which attracted many investors. If u are thinking of flipping after VP, by theory there will be a lot of supplies in BSA, in view many buyers (speculators/investors) for recent launches.

For longer term appreciation will very much depend on
- how well Setia City Mall is being executed
- how well Master plan is being executed (hospital,higher edu, commercial/office center and etc)

i dont know, those who promoting the Cyberjaya in Setia Alam thread are those who newly registered newbies.....and so happened that CJ and SA/EP have few launches at the same times, and some developers see it as a competition.

Actually both projects have it supporting fans....those who stay in Dsara/Klang/PJ will think SA/EP is closer, those who stay in Dengkil/Putrajaya/Southern Part of Puchong may find CJ is right for them. I dont see any conflicts...one man meat is another man poison. You can promote your products by telling your selling points, but not necessary to tell something bad on other projects to sell your project......

I was prejudiced about Cyberjaya initially after reading your bias comments and other taikos at Mah Sing Garden residents thread and almost fall trap to buy into Eco Setia but after perused thru this thread only then I realised you have been very bias in your comments as you have vested in the properties here and trying to promote.

Zeena....for your information, i do not buy or own any property in Eco Setia....and many taikors here that i know can prove that...and i do not have intention to buy in Eco Park in the future as the current price i cant afford already....

So this is a story of your friend's freind? Anecdotal, at best.


Btw, i was not saying investors in Cyberjaya do not have purchasing power compared with ecopark.

Personally, I would prefer Setia geek although I am also a CJ investor toothy10 It's complicated :)

Anyway, more importantly, let's talk about Setia Alam here ... I heard that they are queuing overnight for this weekend's launch. Anyone knows when's the next queue coming up? Semi-D type?

Setia Alam semid rm 968K, i just saw the brochure today.........think its called Hedyotis ..........

by now gone-ded...

next sunday is the launch of Setia Ecopark semi d.............double the Hedyotis price ....... silent

Former is 34x80 Link SMD, latter is 41x85 SMD. Not same!

Hedyotis 60 units, 25% insider booking, rest sold out in the morning, except 2 T-junction units.
