There is a preview on a new project at Cahaya SPK. Small and niche project offering 50 residential units:

2. about 20 unit x 3 Storey Town House (from RM760k, about that, forgot the actual price)

location a bit far to me and current accessibility not very good leh.....what is the price for the 3s superlink...i quite like the concept especially the living hall open up to a elevated garden. thumbright

on a separate subject, why so many landed prop launches on this weekend? so far, i know the following:
1. this Cahaya SPK
2. DPC Breezeway (KNN!....only crumbs for invited guests)
3. Empire Residence (again....crumbs for invited guests. good ones are sapued internally)
4. Tropicana Sg Long (semi D and zero lot b'galows)

any more?

yup, Leasehold....all of this U10 are leasehold.....

2 years ago...prices was for link house around that area (a few km farther)..was selling from 200k onwards.....

Cahaya lakeside villa was nice...but when i saw the price a few months back, i was in complete shock....dont have the update if those are fully sold off....

how was the appreciation rate of the lakeside semi d/villa, was hesitating whether to book 1 year ago, dont know what is the price now?

got sms today about another landed launch tomolo...SD Denai Alam near this Cahaya SPK.

3s superlink called Maple Terrace..heard starting from $1m.

other places are trying to build on smallest footrprint and charge 1mil.
this place is trying to build on largest footprint and charge 1mil.

really kasihan those home buyers are willing to scarify security for a place that they can afford. even then, still need 1mil....

so many millionaires in malaysia willing to put their family's security at risk meh? scratch

Last, you are referring to which buyers in "really kasihan THOSE HOME BUYERS are willing to sacrify...."

Maple Terrace, 30x80 is bigger than many of the semi-D launched nowadays....just missing the side land....

Most of the sime projects (landed) are not gated & guarded....or should i say that most of their G&G landed property projects are super high end (or high price) ...

The whole of Cahaya SPK is one hell of a project but distance is a bit far now unless they open up the back road linking SPK and Kayangan Heights to the Sg Buloh road. Not sure when the much awaited Pencala Link Extension gonna be constructed?
The 50 Residensi concept is quite unique though. :D

these days most developers that are selling you 1mil link house, you expect small footprint (22, 24 or 25), good GG but 1mil or more....
But SIME is turning the book....they offered big footprint....but non GG, still sell 1mil.
So as consumers, what choice do you have? with or without security, you still need to foot out 1mil...it's just a matter of you want small and secured house or big but take care of own security....
You not kasihan meh on these buyers? 1mil is not something that every ah kow ah meow can afford. Of those that CAN afford, you are only looking at non GG home also...even then, the distance to workplace is not near!
