Tamalan & Banyan are launched sometime in Dec. The facade of this parcel is one of the nicest.

snapshot
land 24 x80
located in Princinct 6....facing Bukit Raja Estate and one of the lower point in Setia Alam.......
G&G with DMC
BU 2741sq ft 2-storey
Launched in early Dec....sapu liao2 at RM588k within 1-2 days for Row 1 and Row 2
Relaunched Row 3 and Row 4 at RM623k (same spec)...now left with those number 4......(no discount)



In short, dah habis larh.....

Cytandra 40x85 smd with BU of 3400sq ft...kena sapu within hours...less than 30 units with double fronting.....so to speak.

Ini ada TOLL lerh toothy10 (Dont smack me if you we happen to meet.) toothy10 ..Manyak busak punya toll.

Tamalan and Bayan has good response. That is why the price increase from RM588K (1st 2 rows) to RM623K (3rd to 4th rows) just within 2 weeks time, 6% increase in 2 weeks time. If they launch the similar modern designs, it will not cheap. expect another 10% increment at least, maybe RM688K.....opportunity never wait...

visited SAWC yesterday, T&B still have but left unit no. 4, 14, 24, and 58 (means cannot get rich) unit

Saw this modern facade in the SP website as new launch....so tanya tanya lo. :)

Me and some others were complaining RM588k was pricey....sapu kah liao...

then RM623k....almost all gone ..... scratch scratch scratch

These are two types of 22x75 bu 2300 freehold non-G&G about to VP.

Early ones were sold at 375K w/o 5/95, later ones at 428K with 5/95.

This will be the first Setia 5/95 houses in SA coming out in the subsale market.

Given prices in BK, 16S, D'Alpina, a selling price of 500K will give a gross profit of (500-428)/(5% x 428) or >3 times over.

They shd make it a G+G, to make it different from other P8 propeties....

They can't. This is just 50 odd units smack in the middle of a designated non G&G precinct.

This piece was originally part of the old sales office and old show units area.

He meant in SETIA ALAM. Purchasers booked and cancelled the booking, due to can't get loan, changed mind, or booked too many, or whatever reasons.

The dropout units have better value, as it was locked in at the price that 1st launched, every new launch of Setia Alam/EP has at least 5% price increase in 1-2 months time. SPS kept the price unchange even for the drop out units, unlike many other developers.
