Nothing significant yet. Heard Rozel will be among the first to operate.
I would expect Setia to hold a couple of carnivals and parties to kick off this place in the coming months. |

does it work actually? still, the tenant mix is important.
sps should be able to muscle in anchor tenants. but prob is, these are all sold to private investors. any idea if sps is keeping any of the blocks and what abt the plans for it?

Well, some hype is better than no hype! Of course, that by itself cannot achieve much.
About anchor tenants, there has been evolving news floating around. At one stage, a medical chain was looking at a whole block. Setia holding 1 or 2 blocks, I think so but not sure as I haven't been following closely on this one. |

players like Habib and PohKong should goto Setia Mall rather than Setia Avenue....
Apart from F&B, Setia Avenue should have like car showroom, banks, maybe a small college, etc...... _________________ Type 1: din b, turn out to be a good b

Setia Alam today lauched 64 units of guarded but non-G&G SMDs 40x85 bu 2974 at RM788K.
2/3 prebooked by staff. 100 people q'ed at door, opened at 10am. Only the first 20 or so got what they q'ed for.
It was all over in 30 min...

So many staffs can afford 800k meh....somemore it is not the first time....easily thousands unit booked for staffs liao over the years. Eco SMD also the same...i wonder how can so many SP Setia staffs can afford it. Probably majority of them are not just staffs but directors friends etc...and sell it later from the back door to those who queued in the end.....if this is true then these ppl damn pariah! And the company which encourage or allowing these also damn pariah! You are right, absolutely disguested......pity those who queued for hrs....imagine u are the 21st in the queue....tns...even the 20th in the queue probably can only get the worst unit in the launch..... |

There are no commercial laws governing this, only internal company policy rules - which allow x purchases in y years, etc.
The situation is not like that at all a year ago. Looks like BBB has finally caught up with the last skeptical staff working for developers.
When the BBB dies, it'll be 101% available to all public.  |

In Ecopark, there were some dropout units when some staff cant get loan.....
I was equally disgusted when 2/3 were gone before door opened...there must be control....... _________________ Type 1: din b, turn out to be a good b

co obviously wont control, who else can enforce the control? general public? Buyers? no doubt almost eveyone here despise the current gomen, but who else is there to enforce some control? Do you think the co give a shit about all the ah chu ah kow like us ah?

2/3 seriously gone for internal staffs? or include privilege/current purchasers?
if really gone for internal staffs and SP keep on doing this, then one day sure back-fire.
LKS said this year's sales target is RM2billion. Of course staffs get some incentive and/or special loan, coupled with previous profitable experience, that motivate them to keep on buying.
It's really out of anyone's control, in fact, i'm not surprise if the company don't think there's something wrong here.
But, maybe one of the way is to launch more units at once; or set a cap on units reserved for staff and announce how many available units for the best interest of every stakeholders; otherwise, fair play, everyone que and/or ballot, even the staffs. |

I dont mind staff is given the privilege to BBB but the number of units should be capped to maybe 30 or 50%....otherwise, mine as well sell all projects to staff and dont open to public. _________________ Type 1: din b, turn out to be a good b
