good idea, if converted to duplex, u can sell at premium, as this is the one and only Duplex in the whole SA/EP....

Just spoke to one of the sales staffs, In Aug will be 3 launches Rafflesia (L semi d), Regia 3 (terrace) and Dipteris (L Semi D).
Info for Rafflesia:-
a) BU 4100 sqf
b) Cluster link Semi D, back to back, full linked like Phyllanthus. Not a true blue Semi D, so seems like only 2 types in the whole Setia Alam are true blue, namely Ardisia and Crytandra.
c) Price from RM1.5mil
d) 2.5 storey, and no lift
Regia 3 (20x70" linked) will be > RM500K, next 20x70" link Garcenia type...will be from RM560K. Dipteris 34x80" price will be from RM998K
Rafflesia is the 1st SMD in the entire Setia Alam that asking for > RM1mil - direct from developer. and it is started at RM1.5mil....

the original Reflesia site is backed towards the condo hill, meaning it was meant to be dual entrance....
now they have changed plan to LSMD, got enough space?
sayang....didn't get Ardisia 3 yrs back.....
it's ridiculous for Dipetris to ask from 998k

The developer just want to max up the BU, i can accept the half linked at the back, but not full link cluster type, looks cheap. 3 years ago i also missed the Ardisia, tot that Setia alam is in the middle of no where, so no regret grasp the Cyrtandra 4 months ago...
Dipteris will be around 3200sqft i guess....34x80" - close to 1 mil....
unbelievable.

haha...it is not difficult to remember all the flora's name....once u r 2 legs in then u will remember. I can only remember those launched from Dec 2009 till now, those earlier one cant remember....
one more funny name...Tamalan....他妈x。。。, so when u r in taxi, u tell the taxi u want to go to 他妈x， the taxi driver may tot u r scolding him....this one sold out fast like no tomorrow.....probably ppl like the name.

There are Christella, Alpina, Forrestia and Barringtonia.

thanks....can't remember all those names that launched prior to 2009 as my legs were not in yet.....Tecoma??? no chance at all, all pre-booked by internal....plus non G&G..
