At Shah Alam somewhere near the palace ..... If going from makro/giant shah alam maybe less than 5 minutes drive ....

But situation has changed now. You can easily see hypermarket within amost every 5 km radius in Klang Valley. There's still possibility Tesco will be set up in Setia Alam, or other retail name.

For Tesco, it aint a possibility. It has become solid fact. Piling work has started by now I supposed. The location is exactly beside Setia Avenue....

SA is occupied/purchased by mostly chinese (>70%)........it aint 50-50%......unlike BBR......

yep.. this alone i think is a very big bonus to the neighbourhood..

as for ethnic mix.. i think it's fairly subjective on what makes up a good mix so i don't really care as long as the mix is good and there's no heavy skewing to one group.. too much cina oso not good imo..

Thanks for your views man. Always good to hear few sides of the same coin if there were such a thing.

hmm.. glen999, purpose of me asking to buy is not for investment. Buying is for 'own stay', and hence, my holding period will not be a few years, it will either be 10 - 20 years horizon.

I probably need to strike a balance between completely mature PJ neighbourhoods like BU/DJ/DU/SS2 which will cost a bomb and something totally out there, i.e. some place like Rawang for example. Having said that, if i buy something here that is 300k or 400k in Setia Alam, it will not make sense as i feel i might as well buy something in those mature neighbourhoods mentioned. I'm probably going to gun for something small, since 95% of the time, there will only be 2 people in that house.. so something like 18X65 or 20X65 seems ideal.

1) You mentioned Tesco 'in process'.. does that mean not finalised?

2) How far away are these steel mills/heavy industry with smoke away from Setia Alam? From the Setiahome's website, it says "Industrial-Free Zone Development". Like to get a feel of how close we are talking here..


for own stay, i think it's ok. but i will try to delay my purchase as late as possible.

just only Tesco nia... can be a big bonus meh? i actually want to see much more concrete stuff. a big shopping mall and 1 more hypermarket and thriving commercial activities and makan places... ( going to klang parade / 1U is not a solution).

just purely a personal opinion.

yep agree but if all the conveniences is in place already.. the pricing won't so cheap.. agree? Compassvale not the same price with Orchard right? :)

so in the mean time, best imo is to invest with potential in mind. Tesco is definitely a big bonus because right now, from what i see, there's only a mini market in the neighbourhood.. not sure if there's a market even. Makan places are there but sporadic but i am pretty sure this will pick up within a 3-5year horizon when the neighbourhood is more mature.

actually, i wanted to post earlier that objectively speaking that this township is very promising..objective because i don't think i am thinking as an 'owner' but really just putting all the info on the table and putting them side by side..

separate question and i haven't got an answer yet=>

how far do you guys think is the straight line distance from the steel mill to Setia Alam.. Setia Alam should be huge given its acreage .. so some should be closer and some should be much further.. so the distance i am after is the edge that is closest to the steel mill..

I once drove from the steel mill (ASM) to Setia Alam, it is more than 5-6km.

thanks chief .. (to the best of your recollection) do you think this straight line distance or should we diskaun sikit or diskaun a lot to get the straight line distance?

if you look at setia alam NKVE toll signboard. it says 3km to bukit raja toll.
