The 30K is considered upgrading of tiles, etc. There is a ruling that midcost must be 72K or lower, so, they structured it this way.

500K is for the several small shoplots inside.

only 2 panel bank/financier, CIMB and MBSB.

CIMB only 90% with 5yr lock-in. Rate is blr-1.6 with mrta and -1.5 without.
MBSB got once package (EZ-i) with zero lock-in but the loan officer dunno cakap apa, like blur blur when I ask her. Rate is 2% 1st yr, bfr+0 2nd and bfr+0.5 3rd yr onwards.

first 3 flrs all sapu by staff.
4th flr only got less than a handful.
5th flr still got 90%.

At 5pm, all flrs - grd to 3rd flr - taken.

4th or top flr, only a few taken, 90% available.

This flr is high to walk up, may have leaking roof, and can be hot if insulation is not done well. That explains it. :D

i used to stay in walk up apartment, top floor.... :D

hot and leakage is the least concern of the owner.... i never experienced it... The climb to your floor is the killing factor man..... especially if you carry groceries or have small kids.. After the second floor the kids will be tire and ask daddy to carry them up..... toothy10

From rental point of view, definitely have to wait lower floors tenanted out first before they will consider your unit... And subsales prices also lower than ground and first floors... study

For own stay or let it out to young ppl maybe ok.. But i was young also... Especially when brought back paperworks and files from office or bought groceries... Dem tire.. If you think staying condo with lift is hassle, try it at walk up apartment.... toothy10

But for 100k with 2 designated car parks and full ceramic tiles for all floors, ceiling height tiles for both toilets + a free clothes dryer. Not bad, no?

IF you get the ground OR first floor, i think it's good price to pay.... But top floor? scratch i recall the place that i stayed, ground floor units subsales from RM140k but top floor struggled for RM120k...

If rent it out, target market also a bit narrow... any tenants with elderly sure out.. With young kids also maybe out.. left young couples or single.... scratch
