Well, to be frank, I didnt know about the Ramp and LRT before I went to their sales office, which I am already 80% convinced which I will buy already.....I bought it before I came back to this forum, so I didnt really read anything about it.... study

I was about to book a unit in Atmosfera....

The ramp....quite confident that TT will build it

I just hope for one thing from TT..

Please don't repeat the quality like Heron.

I thought sales from TZ has been telling about the LRT since they started selling block C? I was personally told about the LRT passing by and a station infront of TZ. toothy10

Verbally and they put the LRT photo in their earlier brochure.

The lrt sales pitch complete with proposed station location, already at sales offices since the soft launch. How to say that the buyers are not pulled by this LRT factor? i'm not answering on behalf of the buyers but to the certain extend, i'm sure those who place booking are influenced by this factor.

The only different was at RM210psf, the purchasers are buying on the prospect but those buyers at >RM300psf were buying on the announcement. scratch

I'm sure if you look back at so many pages of The Zest a lot of forumners/ buyers are bullish about this LRT and ramp.

Bcos I was one of the super early (December 2008), about the 20th buyer for Zest, bfore type 12 of block C kena sapu (I sapu one mah toothy10 ) .. this thread was not even started yet, tats was how early toothy10 ...

That time the LRT selling point was the Giant Kinrara one... quite some distance away leh.... No one know there is another one propose near Hap Seng star

Long history... Atmosfera and Zen definately more expensive than Zest by sqft... u hav to dig out other threads to find out salute

Boss, when the time i visited during end of January, it's just a <15% booked i think for block C. So, tell me what are the factor(s) that between February until May.2009 that make Zest almost sold out? salute

Don't get me wrong. i definitely hope for ramp and lrt station is built for BK/ Zest. I'm only amuse only now the effect of lrt station and the ramp for the Zest is played down. salute

ok ok salute .. Frankly, LRT factor attracted me as well.. I think one of the reason some ppl didn't sapu was because of the bad economy early 2009 and the US housing bubble made public around that time.

I was searching to buy a highrise at Puchong that time and Zen was out , coz next to kampung and near cemetary..

Atmosfera was removed from my list when I say how bad the access was and also potentially there will more > 1000 units at the top of the hill and cars being parked rampantly will be the biggest issue, and access to commercial also damn jialat, so left Zest. And this was the main pulling point for me. I was also told by the SA that Ramp and LRT will be there when I went to their sales office, so this remove my last 20% of my uncertaintly. So, yes, in a way, the Ramp and LRT actually seal the deal but with 80% certainty of buying into the project, even without the ramp and LRT, i would have sign on the dotted line also.

Factor = Publicity... No one knows Zest existance until TT make some news paper adverts over CNY and "free marketing agent" like us discussing in forums... (TT ppl do actually observe wat we type in forums toothy10 )... Also Iproperty Expo in Feb 2009 <- still remember toothy10

manage to dug up the pricing... prices are "starting from"
Zen: RM238 psft
Atmosfera: RM 216 psft
Zest: RM200 psft
Setia Walk: RM320 psft

Type error.. I book in Dec 2008 not 07 toothy10 soli

I heard is near 2 LRT stations and between Bukit OUG and bukit jalil...near green avenue apartments and the link business centre. (I am not sure about the exact location, just based on guessing)..

aiyaa ramp and lrt will boost the price .. as simple as that ..
if you dont expect ramp and lrt when u first bought it, doesn't mean others are not expecting it .. as mentioned, the price was increased partly due to these two factors also ...
put it this way, if developer didnt want to build the ramp as promised then what more you can expect they can deliver your house in good condition ..
so i think the ramp is important for zest and BK9 fellows .. in fact to all puchongites and jalilians .. cheers cheers

400k mid floor corner unit facing pool (and North) Blk B. These units also have the biggest build-up. No direct morning sun from the side as it is being block by Blk A. thumbright
