F1, at this trying time, when developer set the price below market, people will say " true or not, must be Low For", "developer's desperate".

When price it higher, people will say "crazy meh, PewChong property only nia", "recession already, the developer is still in dreamland".

You tell me, who is willing to put an orange sticker? geek

Brutus visits their office very often, he should know (put you on table, Brutus! :notworthy: ).

When will the show unit ready?

i think seanlam should know better. i have not been to the sales office for the last 2 weeks. last i saw was 16th-19th floor was fully sold to a single buyer, thats 48 unit.
3 unit of the studio apartment is taken up and some odd unit at the lower floors of about, estimate about 20-30 units sold, i think all in about 80-90 units sold gua.

F1, this project is not even soft-launch yet. All you get is from the banting on site and a big bill board outside their HQ in bandar puteri + tok tok in the forums.

They don't have the permit to sell yet. SPA won't be available until end Feb'09.

Also, this one has to compete with ZEN residences (more for homeowners) and Setia Walk.

They are not listed.

Not to check their books physically, but how they to ensure potential buyers that they have the capability to complete the project and won't do a runner!

they are not a cash rich company like Setia has 600mil cash sitting pretty in the book.

Will be interesting to know how they response to you.

The salesman gave a very confident sales pitch.... salute

Was very tempted to put a booking....

Somemore showing the proposal LRT station just opposite Kinrara Giant... salute

In summary, it seems that this development is very good value for money for the concept, development, finishing expected, landscaping, location and the bonus is LRT station.

However, if crematorium confirmed to be located opposite Zest, i think gone case liao... Maybe not as bad as Park51 la... geek

Linustw taikor, managed to ask the financial question... Basically they said they got RHBbank that willing to provide bridging loan to them...

Also, they got the sales and advertisement permit. Most probably soft launch end of this month.

HeHe...just check out the Bandar Kinrara forum below and you'll know:-

I think generally those from Bandar Kinrara area who are familiar with the surroundings here will avoid this Zest.....I guess this explains the slow take up rate...

Btw, the shelved Waste Transfer Station, also across the road from the Zest but deeper inside beyond the Kinrara factories, may also pose a potential problem if the land use is not permanently converted (currently still meant for "Sampah" management if I'm not wrong).

The East facing KL city view units should also have Mega Crematorium and Cemetery view.... toothy10

dun think I see many "happy" residents in any of the low to mid cost condo projects.

80% might be high but 10sen charged earlier was ridiculous also. Even the new rate of 18sen dun think this is too much. The incremental might seen a lot BUT if you want good security, good guarding, good maintenance of landscaping and etc.....I doubt that 10sen can give you that.

Sometimes the residents need to have a reality check as well.....complaint non stop and see their 10sen bigger than old bull cart wheel :p
