UDA Invest RM5 Billion Develop City Centre, Bukit Bintang


IPOH, 9 Mei (Bernama) - UDA Holdings will invest RM5 billion to develop the Town Centre Bukit Bintang at the site the former Pudu Prison in Kuala Lumpur development program in 2017, said Minister of Finance II, Datuk Seri Ahmad Husni Hanadzlah.

He said the UDA was the redevelopment plan area of 8.6 hectares as a mixed-use development in six phases include building condominiums, hotels and commercial buildings.

"A major development plan is being prepared to make Kuala Lumpur as the leading city in Asia," he told reporters here on Sunday.

Ahmad Husni said the UDA will give priority ownership units, shops, condominiums and buildings to the natives.

He said 60 percent ownership, while remaining dedicated to indigenous ownership will be permitted for non-indigenous.

Meanwhile, Ahmad Husni said the UDA has not decided whether the implementation of development independently or in collaboration.

KUALA LUMPUR: Uda Holdings Berhad (Uda) diminta supaya memberikan pemilikan lebih 70 peratus kepada Bumiputera untuk membeli projek pembangunan bercampur dikenali sebagai Bukit Bintang City Centre (BBCC) yang akan dibangunkan agensi itu tidak lama lagi.

Yang Dipertua Persatuan Penjaja dan Pekedai Bumiputera Wilayah Persekutuan, Mithlan Samijoo, berkata Uda bukan saja perlu memberi peluang kepada pengusaha Bumiputera yang berkemampuan, malah memberi keutamaan kepada mereka yang layak membeli hartanah di kawasan berkenaan.

“Apa yang kita tahu ada di kalangan ahli persatuan memiliki aset yang banyak, tetapi kebanyakan mereka mengeluh tidak mempunyai tapak niaga yang strategik seperti yang dimiliki peniaga Cina di sekitar Bukit Bintang. Jika ada pun, kita tidak mampu untuk bersaing dengan mereka berikutan sewa yang terlalu tinggi.

“Justeru, apabila Uda memperuntukkan pemilikan sebanyak 60 peratus kepada Bumiputera, kita anggap itu satu bonus kepada peniaga Melayu. Namun, pada masa sama, kita berharap Uda meningkatkan pemilikan sehingga 70 peratus bagi memberi lebih ramai peniaga Bumiputera memiliki hartanah di kawasan berkenaan,” katanya ketika dihubungi di sini, semalam.

Semalam, kerajaan bersetuju dengan cadangan Uda meroboh keseluruhan Kompleks Penjara Pudu tahun ini untuk dibangunkan sebagai projek pembangunan bercampur dikenali sebagai Bukit Bintang City Centre.

Menteri Kewangan Kedua, Datuk Seri Ahmad Husni Hanadzlah, berkata pembangunan di kawasan seluas 7.6 hektar itu akan membabitkan pembinaan 1,100 unit kondominium, hotel, ruang pejabat dan pusat komersial dengan anggaran kos RM5 bilion.
Mithlan berkata, pihaknya yakin ramai di kalangan peniaga Melayu mempunyai kemampuan untuk memiliki hartanah di kawasan berprestij itu cuma yang menjadi kekangan kepada mereka adalah dari segi kekurangan tapak sesuai untuk dijadikan premis perniagaan.

Beliau berkata, ada antara ahli persatuan menyewa premis di Jalan Masjid India dengan kadar harga tinggi sehingga RM30,000 sebulan untuk tapak niaga berukuran 20x70 kaki.

Sehubungan itu, pihaknya berharap cadangan pembinaan hartanah bercampur itu akan memberi satu khabar gembira kepada peniaga Bumiputera.

“Jika tidak diberikan 100 peratus kepada peniaga Bumiputera, memadailah memberi keutamaan sehingga 80 peratus kepada peniaga Melayu untuk bertapak di BBCC apabila ia siap kelak. Kita mahu menjadikan kawasan ini sebagai tempat pemborong Bumiputera.

“Kebanyakan ahli mampu untuk membelinya... cuma apa yang perlu Uda sebagai agensi yang menjaga kepentingan orang Melayu perlu memikirkan sesuatu, termasuk menawarkan harga berpatutan bagi membolehkan mereka membeli ruang niaga di BBCC, sekali gus bersaing dengan peniaga bukan Melayu,” katanya.

if they want a Bumi ratio of 70%, this will b the kiss of death to this Pudu redevelopment....





hasnt they got it through their thick skulls, u want the place to 'wong' u need chink participation........and as high as 70% Melayu, chinese all will flock away !............ toothy10

some people forever think people who are in better position today, were granted from yesterday.

ok 70% or not, anyone got $$ just masuk, and make it every native has chance to buy, instead of misusing this option to enbloc here and there by few special group ie. AP issue in the making, it's not serving the wealth distribution objectives.

Better still all unit need to get consent before transferring to non-native; or even better, make it native reserved property.

And possible anchor and renowned tenants can be Mydin, Puswari Hospital, Naza Autoworld, Ramli Burger Chain, Restoran Dikayu, Proton, Celcom, Hotel Quality, Petronas fuel station, Mara University and Maybank. And dedicated transportation hub for Rapid KL and Taxi Premier.

What we see 5 years down the road could be:

Pavilion remains tourist hub in KL, Fahrenheit adding attractiveness.

St. Mary CBD standing tall opposite KL Tower.

The Intermark's refurbishment work is done, so as Twin Damansara at the old Damansara Immigration Office.

Bangsar South, Both Solaris, Empire D'sara, Suncity KL, Desa Park City, Setia Eco Park all being executed according to plan.

Jln P.Ramlee, Binjai, Stonor's and possibly Bok House' and Ex-Lai Meng School became skyscrapers city.

Then some people from different camp will come back and say, we are not as fortunate as those developers who had strategic land for business and development which entail making good fortune. And we are not as fortunate as our counterpart who play big in doing KLCC, TTDI Platinum Park, Matrade and the upcoming BBCC.

Utility bills must be paid by the developer as well because it's getting more and more expensive. Renovation must be taken care by the developer too because contractors are charging too much. Of course, UDA also need to recruit staff for bumi owners because it's very difficult to recruit locals and govn is trying to cut down foreign labor applications..

This place never ever buy. So many ppl hang to dead there. Once u enter u feel ghost is surrounding..

Very bad feng sui. Last time my friend just visited pudu jail later fell sick for 1 month.

Government need to make sure BUMI make profit without risk...

If Bumi make losses, then Government wrong...because not proper planning.

the title of the thread is captivating, but once i went through the article it's bye bye to BBCC.

it's not a matter of 60%, 70% or even 100%, the problem is the mindset of people blaming others when they fail to achieve what they could have, given the headstart.

you reap what you sow, simple as that. it has nothing to do with races in the first place.

UDA can make it happen like what certain quarters are hoping for, but everyone knows they're digging their own grave.
