Hi all,

i'm new to this forum, and also my first time to house hunting.

I'm interested in getting one unit of single storey terrace house in Setia Eco Garden @ Bukit Indah, Johor.

The salesperson told me there are 150 units of terrace house, left only a few, original price is RM 230++ K. Now having promotion at RM 189 K.

Can you share with me about your views in terms of valued for money? strategic location? investment? resale? worth?

bt indah is very strategically located, amenities are excellent too. but as usual, for any place that draws crowds, crooks will be there too. i am not referring to murder or gang fight but do watch for burglary, snatch thief, car thief and hard/soft sex crimes (after 10pm).

SP Setia has developed Bkt Indah into a model township and its location is really excellent and well-positioned in the heart of Nusajaya.

It is an easy 20mins drive into JB city centre and yet feels like an entirely different township, one that has wider roads, nice tamans, lots of shopping choices, restaurants, amenities, etc - quite unlike JB city which is somewhat messy, chaotic, dirty and prone to traffic jams.

Living, working or simply shopping here in Bkt Indah area is a nice feeling.

If you buy in a good G+G taman, should be a good idea, whether for own stay or longterm investment.

Check with SA today, the remaining 2 rows of Arte double storey is now open for reg. Beside the Arte Bukit Indah is UEM land, anyone knows what's gonna be?

The surrounding projects like Horizon Hill by UEM had very good response and hopefully will keep it on for the investment! geek

WATCH OUT, POTENTIAL PURCHASER, UNHAPPY EXPERICENCE FROM SETIA’S CUSTOMER.

I purchased a house at Setia Eco Garden, Johor. Followings are the key events of the purchase.

03 Jul 2010 - I placed a deposit of RM500 to the sales assistant manager Mr. Andrew Ooi on 3rd July 2010 after he explained the benefits I was entitled. He then wrote down the benefits in the “purchaser’s details” form. The benefits I was given included free SPA legal fee, MOT, free loan agreement legal fee and stamp duty.

13 Jul 2010 – I placed another RM800 as deposit as requested. This was recorded on the “purchaser’s details” form. Benefits given was not amended so I assumed it was unchanged

19 Jan 2011 – I was asked to sign a letter of offer which did not contain above benefits.

13 Oct 2011 – I was informed by Setia’s lawyer firm that I need to pay a total amount of RM11350.01 for legal fees, MOT, stamp duty, etc. At this day, I showed the “purchaser’s details” form to Ms. Diana Quek, the sales executive as wanted to know why all the benefits mentioned in the form was no longer valid. I did not get a satisfactory answer from her and I requested to meet her superior. I told Diana that I would not make the payment at this moment

23 Oct 2011 – I was arranged to meet Ms. Diana’s superior, Ms. Tan GK, sales and marketing manager. Again, no satisfactory answer was given. I requested to meet her General Manager, Ms. Ho and she agreed to make the arrangement. I told Ms Tan that I would not make the payment at this moment

29 Nov 2011 – Ms Tan did not arrange me to meet the General Manager, Ms. Ho, but ask a senior manager, Mr. Brandon to talk to me.

During these 3 meetings, they said they “should” have talked to me about the latest package. What they offered me earlier was just indicative and was not promised. If I was entitled for the benefits stated in the “purchaser’s details” form, then a stamp would be made on letter of offer. They have studied the case of the same batch of purchasers and they have offered the same things to other purchasers. Brandon said I had actually made a profit of 24% as the house price has been increasing. Lastly, Brandon said that I might need to pay for the interests incurred, around RM2000.

My points of views are
1) If the package was not firmed, why did Mr. Andrew Ooi make empty promises to me? And if the benefits stated in the “purchaser’s details” form were just indicative, why they did not stated that clearly?

2) About the stamp on letter of offer, I believe this is Setia’s internal procedure. As a purchaser who bought a house from Setia for first time , how do I know they had to make the stamp on my letter of offer to indicate that I enjoy the benefits they mentioned to me? How could they argue that my letter of offer bears no stamp and I was not entitled for the benefits mentioned earlier?

3) I strongly believed that they overpromised me in the first place and would like to recover the mistake. I requested that they show me “purchaser’s details” forms of other purchasers who placed order at same period to prove that they made the same offers to other purchasers but later revised that and they had informed me about the change but I had overlooked that. However, they refused to show me the forms but they were willing to show me letter of offer of other purchasers to prove that we all bought the house at same price. But this did not solve my doubt that they made the promises to me but not to other purchasers, and they tried to cover this error.

4) I could not believe that I was told that I had made a profit from the price increase. To me this is totally not related to my case. As an early bird, they sold me the house at cheaper price. And in fact, is the profit gained really at 24%? Early bird had to pay almost all legal fee and charges and these charges are then waived for those who purchased later.

5) I started to negotiate with them on 13 Oct 2011 and I never rejected or postponed any meeting arranged by them. Due to their “efficiency”, I was told not 29 Nov 2011, one and half month later, I was informed that most probably I have to pay for the interests due to late payment.

Finally I have doubt that if this is Setia’s policy to sell their house by promising a lot of benefits and eventually, withdrawing almost all of them half year later when they have successfully hooked a fish, in this case, I am the fish. Why was I requested to pay for the interest due to their super-efficiency? They took more than one and half month to process my case. Guys, i have learnt my lesson, i am advising you that buying a house from developers with credibility is important. Please make sure you make a good survey on a developer's credibility before you place your purchase order.
